State green lights high-tech industry park in Somerville – MPNEWS

The Minister for Planning has approved planning scheme amendment C243morn, which was gazetted on 13 March 2026.

The amendment rezones the land from Special Use Zone (Port related industries) to Industrial 3 Zone to allows the development of the Mornington Peninsula Technology, Industry and Business Park.

At full build-out, the precinct is projected to deliver 1,100 local jobs, $405m in private investment, and close to $1bn in total economic value.

The precinct has been designed to give great businesses a place to flourish — somewhere technology, advanced manufacturing, and adjacent industries can grow and thrive on the Peninsula. Its purpose is to foster innovation, attract cutting-edge industries, and create genuine career pathways for the next generation of local talent.

The project has been made possible through the support of the Victorian Government, Mornington Peninsula Shire Council, the local community, and a dedicated advisory team.

We are delighted to share the latest feature from Mornington Peninsula Magazine that delves into the advantages of the proposed business park on Bungower Rd, including its essential role in addressing the critical shortage of land for industry on the Peninsula.

The exhibition of Amendment C243morn is well under way, with feedback from the community being gathered via council information sessions and submissions. Mornington Peninsula News have written an article on the project, the history of the planning, and a little bit on why we believe the development would be beneficial to the Mornington Peninsula community.

If approved, this development would bring sustainable career opportunities to the area, and help future-proof careers on the Mornington Peninsula for generations to come.

The Mornington Peninsula Technology, Industry and Business Park is a concept I’ve been working on since 2015. It’s much more than an industrial precinct; it is a high-amenity, low-density business park that is genuinely world-class.

I am passionate about improving my hometown’s infrastructure and career development opportunities. Growing up on the Mornington Peninsula, I’ve witnessed firsthand the lack of opportunities for young people looking to enter the workforce and pursue meaningful careers.

I started my business career in a garage on Bungower Road twenty years ago. Alongside my father, we worked tirelessly to build the family business from the ground up, ultimately growing our company to become the leading manufacturer of marine and aviation navigation aids that are now used in over 150 countries. Although we eventually sold Sealite, I remained committed to supporting the local economy and creating new opportunities for the next generation of entrepreneurs.

In my time spent within the Mornington Peninsula community and through my experiences as a business owner, I have come to appreciate the local needs and broader opportunities. One such opportunity is the potential for a high-amenity business park in the area. Envisioning a hub for innovation and entrepreneurship, I believe this park could foster new job creation and contribute to sustainable economic growth. Our proposed development aims to offer young people in the area access to the latest technology, guidance from seasoned professionals, and a nurturing community of peers who share their aspirations.

I am excited to share that our proposal is now open for public exhibition, and I would love your support.
