Every consideration has been given to protecting the amenity of local residents.
The amendment will not significantly impact on the local road network as the site is located in proximity to roads such as the Mornington Peninsula Freeway and Western Port Highway that cater for industrial traffic. According to the preliminary traffic modelling undertaken by Stantec, Bungower Road will be able to manage the additional traffic movements for the site based on the proposed future development of the land. The application of the Development Plan Overlay (Schedule 24) contains requirements that will address the transport system, in particular any required upgrades to Bungower Road.

A preliminary ecological assessment has indicated that although the site is largely clear of significant native vegetation there are still some areas of ecological value that need to be considered. The Development Plan Overlay includes a requirement for approval of an Ecological Assessment and Native Vegetation Management Plan.
An Ecological Assessment and Native Vegetation Management Plan will include the identification and assessment of the ecological value of flora, fauna and habitat areas on the land and recommendations for the retention, conservation and management of native vegetation, and the provision of offsets for the removal of vegetation where necessary, to the satisfaction of the responsible authority.

Preliminary assessments indicated that there was an extremely low potential for Aboriginal cultural heritage to be present within the area. However, captured within the Development Plan Overlay as a condition for permit is, if required, a Cultural Heritage Management Plan required under the Aboriginal Heritage Act 2006, determined in consultation with the Registered Aboriginal Party and to the satisfaction of the Responsible Authority.
Further, special consideration will be given to the use of the Brunnings homestead heritage site to support the ongoing protection of heritage values. The Master Plan will include an Environmentally Sustainable Design Strategy, outlining proposed measures in relation to:

- Waste minimisation and waste recovery
- Building materials conservation and construction practices
- Landscaping considerations
